The development concept includes space for the Ottawa Art Gallery (OAG), an OAG multi-purpose space designed to serve as a 250-seat screening room, and a black box theatre and studio classrooms for the University of Ottawa (U of O).
The concept also includes a 17-storey tower (air rights) which will be constructed by the private sector. It will be situated atop a 6-storey podium, and will be occupied by either residential, hotel or office uses. There will be a multi-level underground parking garage accommodating 162 spaces. The podium will house the OAG, as well as a 1,830-square metre UOttawa facility, and private sector uses. The development will have a total height of approximately 75.2 metres, with amenity space provided on the 2nd, 3rd, and 4th floor levels. The newly constructed cultural component will be linked to the existing Arts Court complex.
Bicycle parking spaces will be provided on-site for the cultural and private sector components, as well as any other future uses. Two loading spaces will be provided next to the car ramp. A series of new trees are proposed in the right-of-way along the entire frontage of the property. There will be a visual-art court/public gathering space on the site, and there will be pedestrian connections to facilitate links to the Rideau Centre and the University of Ottawa.
